Industrial and Logistics Park Burgas JSC is a joint venture between the Municipality of Burgas and the National Company Industrial Zones EAD, which is entirely state-owned. Our core activity involves the development, management, and promotion of modern industrial zones. Thanks to our shareholders, we operate with institutional support on both regional and national levels. Our mission is to provide optimal conditions for every business — whether Bulgarian or international — that chooses to invest and operate in Burgas. What sets us apart is the significantly simplified process for investors: faster procedures, shorter timelines, and reduced costs. This efficiency stems from comprehensive planning and infrastructure development across the entire industrial area. Moreover, the team at Industrial Park Burgas actively supports investors throughout construction procedures and in coordinating with relevant authorities, institutions, and utility providers. We manage two distinct zones within the city of Burgas: Industrial Zone North (Phase I) and Industrial Zone South (Phase II). Due to the high demand and full occupancy of plots in the North Zone, 600 decares of state-owned land have been contributed to the project. These plots are located in the city’s southern industrial area, near the Burgas shipyards and the road connection to the Meden Rudnik residential district — marking the launch of Phase II. The Southern Zone will feature infrastructure comparable to that of the North: access roads, stormwater and wastewater systems, a treatment facility, high-speed internet, gas supply, and other essential utilities. While the North Zone primarily caters to small and medium-sized enterprises, the new South Zone is designed to accommodate larger-scale operations as well. Investors will have access to plots ranging from 20 to 150 decares, whereas in the North, parcels range from 2 to 20 decares. Key Transport Links and Distances for Industrial Zone South (Phase II): Port of Burgas – 4.5 km Trakia Motorway (A1) – 8 km Burgas Airport – 12 km Freight Railway Station – 6 km
